Village of Coal City Planning and Zoning Board met Aug. 7.

Here is the minutes provided by the Board:

At 7 p.m. on Monday, August 7, 2017, Chairman Georgette Wota called to order the meeting of the Coal City Planning and Zoning Board meeting in the boardroom of the Village Hall. Roll call-Members Maria Lewis, Richard Crotteau, John Hawkinson, and Irving DeWald. Absent was Max Valdez. Also in attendance was Matt Fritz, village administrator and Richard "Bob" Malone, building and Zoning official.

The minutes of the July 3, 2017 meeting were presented. With a spelling error noted, Lewis moved to approve the minutes with the correction, second by Hawkinson. Roll cal-Ayes; Lewis, Vota, Hawkinson and DeWald. Nays; none. Pass; Crotteau. Absent; Waldez. Motion carried.

Zoning Board of Appeals Variance Presentation

655 S. Marguerite Steve & Katherine Hester d/b/a Coal Bin Self Storage Inc.

Owners of the property were present for the presentation. They are interested in constructing another storage unit on their property. This unit would be constructed against the Southern edge of the property's line. Access of the building would be on the north side of the buildings. The new construction will be similar to what already exists. The width of the proposed structure is 20 ft. The property is zoned industrial. A fence will be attached to the corners of the new storage unit. The Swale that runs on the south end of their property will not be disturbed. The public hearing on this request is August 21. The Hester's thanked the Village for help received during the tornado of June 2015.

The property owners are interested in replacing the existing fence and Storage shed on their property. They are on a corner lot. The 6 ft. fence would be 10 ft. from the sidewalk and line up with the adjacent property owner's fence line. The storage shed would be 14' x 20'. The fence would attach to the shed and the shed would have one door opening on the inside of the fence area and the second door opening outside the fenced area. There will not be a drive-way to the shed. The variance will be for a rear yard, fence and shed set back. The public hearing is scheduled for September 5, 2017. Coal City Planning and Zoning Meeting

The Ad Hoc Committee reviewing code isSues is Georgette Vota, John Hawkinson and Maria Lewis. Various updates to Table 4 were presented along with definitions to be included. Discussion and revisions included:

o Dwelling units

o Zoning description of dwellings

o Density

o Lot sizes

o Elimination of townhouse and condo references changing to dwelling units

o Arterial Streets

Mr. Fritz will prepare a sample ordinance to be presented for review at the next meeting.

Lewis moved to adjourn the meeting, second by DeWald. All signified by saying aye. No one opposed. Motion carried and the meeting was adjourned at 7:35 p.m.
