Coal City Planning and Zoning Board met Nov. 6.

Here is the minutes provided by the Board:

At 7 p.m. on Monday, November 6, 2017, chairman Georgette Vota called to order the meeting of the Coal City Planning and Zoning Board in the boardroom of the Village Hall, Roll call-Members Maria Lewis, Max Valdez, Richard Crotteau, and John Hawkinson. Absent; Irving DeWald. Also in attendance was Matt Fritz, village administrator.

The minutes of the October 16, 2017 meeting were presented. Lewis moved to approve the minutes as presented, Second by Hawkinson, Roll call-Ayes; Lewis, Valdez, Crotteau, Wota and Hawkinson. Nays; none, Absent; DeWald. Motion carried.

ZONING BOARD OF APPEALS

PUBLIC HEARING

Variance Request

All those wishing to speak at this Public Hearing were sworn in by the Clerk. Mr.

Fritz explained that the Petitioner is requesting the corner side yard variance for the construction of a six-foot privacy fence ten feet off the sidewalk, wherein a fifteen foot variance is required. This fence will be consistent with the other fences on corner lots in the area. Hawkinson moved to approve the variance request for a 15 foot side yard variance at 500 E. Battista Drive, Second by Lewis. Roll call-Ayes; Lewis, Waldez, Crotteau, Vota and Hawkinson, NayS; none. Absent; DeWald. Motion carried. The approved recommendation will be presented to the Village Board.

Zoning Change Request Hoffman Property Holdings 7520 E. Reed Road

Mr. Fritz announced that the Petitioners are not ready to proceed and need to Continue the hearing for another two weeks. Discussion for some of the reasons for the continuance included:

o Access road agreement with Grundy County-Curb cut

o 66 ft. ingress off Reed Road 

o Spring Road access to Reed Road has been eliminated 

o Questions-train tracks Switched into the property; UP feels they need to extend across Spring Road

o Hoffman Property Holdings do not think they need the crossing to cross Spring Road but the UP railroad State they intend to extend the railroad across Spring Road

o Berming 

o Utilization of the established home presently on the property

o Traffic study-left hand turn lane off Reed Road 

o Truck route; TARP Program; route trucks to Gorman Road 

Lewis moved to continue the Public Hearing until November 20, 2017, Second by Crotteau. Roll cal-Ayes; Lewis, Valdez, Crotteau, Vota and Hawkinson. Nays; none. Absent; DeWald. Motion carried.

Lewis moved to adjourn the meeting, second by Crotteau. All signified by saying aye. Motion carried and the meeting was adjourned at 7:23 p.m.
