Village of Coal City Planning and Zoning Board met May 28.

Here is the minutes provided by the board:

At 7 p.m. in the boardroom of the Village Hall, Chairman Georgette Vota called to order the meeting of the Coal City Planning and Zoning Board. In attendance virtually were Maria Lewis, Richard Crotteau, Irving DeWald and Amanda Burns, Trustee Dave Togliatti and Kyle Watson, deputy building inspector. In attendance physical were Georgette Vota, John Hawkinson and Matt Fritz, village administrator. Absent was Jill Breneman.

The minutes of the March 16, 2020 meeting were presented. Lewis moved to approve the minutes as written, second by Burns. Roll call-Ayes; Lewis, Vota, De Wald and Burns. Nays; none. · Absent; Breneman. Abstain; Crotteau and Hawkinson. Motion carried.

ZONING BOARD OF APPEALS

PUBLIC HEARING

ZONING TEST AMENDMENTS

Mr. Fritz explained that this Board had discussed in length making several changes to the present Village Code regarding signage, lighting and small scale solar energy. A draft ordinance was distributed to the Board for review. These changes within the ordinance will be presented to the Village Board for approval at their meeting on Friday, May 29, 2020. Hawkinson suggested that an addition be made to the ordinance to include an "I" under 156-163 Small-scale Solar Energy Conversion Systems which states, "Constructed per manufacturers specifications or engineers evaluation for design." The Board Agreed to the revision/addition. There was no Public Comment. Hawkinson moved to accept the Ordinance as presented with the addition presented at this meeting, second by Burns. Roll call-Ayes; Lewis, Crotteau, Vota, Hawkinson, DeWald and Burns. Nays; none. Absent; Breneman. Motion carried. The Public Hearing was closed.

VARIANCE PRESENTATION

70 E. Blackstone Street

Mr. Fritz and Mr. Watson presented the variance request for a side yard variance for the construction of an awning to extend the roofline of the home. The addition will help alleviate drainage difficulties. The east side yard of the residence does not have enough square footage for the improvement so a variance is requested for the improvement. The Public Hearing is scheduled for June 15th •

VARIANCE PRESENTATION

285 W. FirstStreet

Ryan and Megan Wharrie

The Wharries are requesting a variance for a fence within a corner side yard. Their residence is on the southwest corner of Mary Street and W. First Street. This is a decorative fence in the backyard and corner side yard. There will exist a clear line of site and not obstruct the view of traffic. The Public Hearing is scheduled for June 15th ,

Lewis moved to adjourn the meeting, second by Hawkinson. All signified by saying aye. No one opposed. The motion carried and the meeting was adjourned at 7:26 p.m.
