Coal City Planning and Zoning Board met Sept. 5.

Here is the minutes provided by the Board:

On Tuesday, September 5, 2017, at 7:00 p.m., Chairman Georgette Vota called to order the regular meeting of the Coal City Planning and Zoning Board meeting in the boardroom of the Village Hall. Members in attendance included: Max Valdez, Richard Crotteau, John Hawkinson and Irving DeWald. Absent; Maria Lewis. Also in attendance was Matt Fritz, village administrator and Trustee Tim Bradley.

The minutes of the August 21, 2017 meeting were presented. Hawkinson moved to approve the minutes as presented, second by DeWald. Roll call-Ayes; Valdez, Crotteau, Hawkinson and DeWald. Nays; none. Absent; Lewis. Pass; Wota. Motion carried.

ZONING BOARD OF APPEALS

PUBLIC HEARING

The Public Hearing was called to order for a variance request at 610 E. Battista Drive, requested by Donna Echevarria. Mr. Fritz explained the variance is for the construction of a fence and shed on the property. The owners will remove the existing Storage shed and construct another less than 300 square feet and the six-foot privacy fence will abut and be connected to the new shed. The variance is for a corner side yard. All those wishing to speak at the Public Hearing were sworn in by the Village Clerk. 10-feet from the side yard boundary will be observed. The Petitioners are moving the fence out of its present position, consistent with the other fences in the neighborhood. Hawkinson moved to accept the variance requested at 610 E. Battista Drive, second by DeWald. Roll call-Ayes; Waldez, Crotteau, Vota, Hawkinson and DeWald. Nays; nome. Absent; Lewis. Motion carried. The Village Board will hear the recommendation at their meeting on September 13, 2017.

The Public Hearing was called to order for a zoning request by Bernie D'Orazio, d/b/a BDR Properties located at 130 Blackstone Street. All those wishing to Speak at the Public Hearing were sworn in by the Village Clerk. Mr. D'Orazio recently purchased the building and Surrounding property, formerly known as Anderson Auto Supply. Mr. D'Orazio presented plans for an apartment complex consisting of eight one and two bedroom units. The property is zoned 1-1 and the Petitioner is requesting an RM-2 zoning to accommodate the proposed unit. 17 parking spaces will be required for the rental units. When this was first presented to the Planning and Zoning Board, they requested additional information regarding detailed plans for lighting, landscaping, and parking. Mr. D'Orazio did not have those plans at this meeting. The Board agreed that the proposed plan would be an improvement and Mr. D'Orazio plans on offering the units to persons of the age of 55 years of age and older. The Board agreed to grant Mr. D'Orazio additional time in order to obtain the necessary plans as previously requested. Hawkinson moved to close the Public Hearing for the rezoning request at 130 Blackstone Street, second by Crotteau. Roll call-Ayes; Valdez, Crotteau, Wota, Hawkinson and DeWald. Nays; none. Absent; Lewis. Motion carried. Hawkinson moved to table the consideration of the rezoning request at 130 Blackstone Street, second by DeWald. Roll cal-Ayes; Valdez, Crotteau, Vota, Hawkinson and DeWald. Nays; none. Absent; Lewis. Motion carried.

Hawkinson moved to adjourn the meeting, second by DeWald. All signified by Saying aye. No one opposed. Motion carried. The meeting was adjourned at 7:15 p.m.
