Coal City Planning and Zoning Board met Oct. 16.

Here is the minutes provided by the Board:

Chairman Georgette Vota called to order the meeting of the Coal City Planning and Zoning Board on Monday, October 16, 2017 at 7 p.m. in the boardroom of the Village Hall. Roll call-Members Maria Lewis, Max Waldez, Richard Crotteau, and John Hawkinson. Absent; Irving DeWald. Also in attendance was Matt Fritz, village administrator.

The minutes of the October 2, 1017 were presented. With a correction noted, Crotteau moved to approve the minutes, Second by Lewis. Roll call-Ayes; Lewis, Waldez, Crotteau, Wota and Hawkinson, Nays; none. Absent; DeWald. Motion carried.

ZONING BOARD OF APPEALS 

Rezoning Presentation 

7520 E. Reed Road 

Hoffman Property Holding, LLC

Attorney Ken Carlson was present representing Kevin Hoffman, manager of Hoffman property Holding, LLC. Two properties are being requested for rezoning, the property known as the Burla farm and the Kris Morris property, for a total of 11.143 acres. The access road to the Hoffman development will be located on the east side of the property, West of the Morris property. Discussion included:

o Grundy County has a Development Agreement for Reed Road

o Grundy County has consented to a turn lane off Reed Road into the development 

o No left turn lane in Phase l; left turn lane to be required at a specific bench mark in the development

o Ditches considered in improvement

o No definite plans for existing Morris house

o Hoffman Holdings will sell Grundy County a portion of the ROW to widen the road for the turn lanes 

The Public Hearing on the request is scheduled for November 6, A Planned Unit Development meeting will be scheduled to discuss the revision and request. The Board Suggested that a repackaging be added to the variance explanation.

Variance Presentation

Mr. Fritz explained that the petitioners need a variance in order to construct a 6 ft, privacy/security fence on their side yard, from the required 25 ft. to 10 ft. The fence will align with the neighboring fences. The Public Hearing is scheduled for November 6th.

It was announced that the fall clean-up for the Village has been scheduled for Tuesday, October 24th. This clean-up will be curb side and included in the event are tires, electronics and white items.

Lewis moved to adjourn the meeting, second by Crotteau. All signified by saying aye. No one opposed. Motion carried and the meeting was adjourned at 7:20 p.m,
