Public Hearing on Annexation Agreement for property located at the Southwest Corner of Minooka Road and McLindon Road in Township, Grundy County, Illinois (Prime Truck Terminal)

President Brennan opened the Public Hearing at 6:48 p.m.

No one from the public spoke. Village Attorney Chris Spesia gave an overview. This is the 24.5 acre property of the southwest corner. The board would be approving a terminal that would include dispatch, maintenance, and a 2 bay food grade tank wash facility with incidental sales of trucks from the fleet. There was a public hearing on November 10, 2020 on the zoning matters. Recommendation was given by the Planning and Zoning Commission. The property will not be annexed until the developer provides evidence that title has been transferred from the owner. The developer has 90 days following execution to provide that notice that the sale has been completed. If the sale is not completed, then the agreement would be deemed terminated and we would not record the ordinances. The Final Plat has been submitted. There are also multiple recaptures that will be paid by the developer. The developer will use best effort with truck traffic. Peter Bazos from Prime was present for any more questions. No other questions.

President Brennan closed the public hearing at 6:59 p.m.
