Coal City Planning and Zoning Board Met March 1.

Chairman Georgette Vota called to order the regular meeting of the Coal City Planning and Zoning Board at 7 p.m., in the boardroom of the Village Hall. Roll call-Members Maria Lewis, Jill Breneman, Richard Crotteau, John Hawkinson and Amanda Burns. Also in attendance was Trustee Dave Togliatti, village administrator, Matt Fritz, and deputy building inspector, Kyle Watson. Absent was member, Irving DeWald.
The minutes of the February 1, 2021 meeting were presented. Hawkinson moved to approve the minutes as written, second by Lewis. Roll call-Ayes; Lewis, Breneman, Crotteau, Vota, Hawkinson and Burns. Nays; none. Absent; DeWald. Motion carried.
There was no public comment at this meeting.

Approval of Preliminary Plat
Phase VI-Meadow Estates Subdivision
Scaggs Development, Inc.
Mr. Fritz announced that due to a prior commitment, the Developer, Mark Scaggs, would not be attending this meeting. Mr. Fritz continued to state that this is the final phase of the development, consisting of 11 single-family detached lots. Phase VI is the same as presented in the original preliminary plat of the subdivision in 2006. There was no Public Comment. Lewis moved to approve the Final Phase VI of Meadow Estates Subdivision, second by Burns. Roll call-Ayes; Lewis, Breneman, Crotteau, Vota, Hawkinson, Burns, and Trustee Togliatti. Nays; none. Absent; DeWald. Motion carried.

Zoning Code Text Amendments
Utilization of Temporary Storage and Car Ports
Mr. Fritz announced that following lengthy discussion by the Planning and Zoning Board regarding the zoning changes for temporary storage and car ports, the proposed ordinance was ready for review and recommendation to the Village Board for approval. There was no Public Comment. The changes were noted and Lewis moved to approve the zoning text amendments as presented in the proposed ordinance, second by Hawkinson. Roll call-Ayes; Lewis, Breneman, Crotteau, Vota, Hawkinson and Burns. Nays; none. Absent; DeWald. Motion carried.
The Board then reviewed the revised 2021 Village Zoning Map. Kyle Watson explained the changes/additions/corrections made to the map including new colors. The Board noted:
• NW corner-Reed Road and S. Broadway should be C-5
• Core Area needs to be designated
• Change the color of C-4 zoning or add cross hatches to signify
• Add the railroad tracks
• Add the designations of Reed Road & S. Broadway for location purposes
Mr. Watson will revise the map and present it for approval at the next Planning and Zoning Board meeting,
Hawkinson moved to adjourn the meeting, second by Crotteau. All signified by saying aye. No one opposed. Motion carried and the meeting was adjourned at 7:40 p.m.
